INSPECTION REPORTS CAN RUIN A SALE
Selling or buying Real Estate can be upsetting, when out of the blue, the Buyer or the Seller is shocked when a Home Inspection Report points out costly issues. The Seller can't afford to fix this and doesn't want to lower the price. The Buyer says their Bank might lower the mortgage amount. A dream made in Heaven and a Realtor's hard work is falling apart. Sometimes an unscrupulous Buyer might find a way to use an Inspector or Engineer to pressure a Seller to lower their price.
In these situations, my expert analysis can get things back on track to the Settlement Table. Here are examples of pre-purchase situations where my expert analysis helped save deals, and and another I helped a Seller see that demands for costly "fix-up" were unreasonable, and turned what started as a fair deal into a very bad deal.
MY ANALYSIS HELPED THE SELLER SEE THAT THE HOME INSPECTOR MISSED COSTLY REPAIR WORK
My report included cost estimates to fix what the Home Inspector missed. The Seller lowered their price, the deal settled to everyone's satisfaction. Home Inspectors are not permitted to quote costs for repairs. As an independent consultant, I may provide estimates or quotations from Builders as part of my Analytical Services. I qualified for certification as a Home Inspector, but chose to work independently so I can provide helpful cost estimates.
MY ANALYSIS HELPED THE BUYER SEE THAT COSTLY REPAIRS WERE NOT NEEDED
Inspector claimed extra work was needed, so the Buyer demanded a lower price. My Analysis showed that most of the issues were based on incorrect conclusions and assumptions caused when the Home Inspector misunderstood what he observed. Based on my Report, the Seller fixed certain items, and the Buyer accepted the house without fixing the very costly and unnecessary work that the Home Inspector recommended. This saved the sale, and the parties went to settlement as scheduled.
MY ANALYSIS HELPED THE SELLER SEE THAT DEAL-KILLING EXPENSES WERE UNJUSTIFIED
A Home Inspector and a Structural Engineer inaccurately claimed that basement walls were collapsing, and needed very costly extra work. Buyer insisted on a big cost reduction. My Report showed Seller that they should stand pat because nothing was really wrong with the basement walls. This saved the Seller from being pushed into an unnecessary and unreasonable cost reduction.
